Fit Out Q&A: What is the difference between a Cat A and Cat B fit-out?

Without standard definitions, navigating the fit out world can be confusing, especially if you aren’t familiar with the commercial property industry.

To make it easier, we’ve broken down the three main fit out categories, so you can fully understand what you are getting from your fit out.


A Cat A fit out results in a space that’s fully functional, but empty. Cat B fit outs leave the space tailor-made to suit the occupant.


What is a Cat A Fit Out?

A Cat A fit out is the basic finishing of an interior space. This would be the functioning space that landlords would lease which includes finished internal walls, reception areas and lift lobbies. The rest would be left up to tenants to install the functional design and finishes that suit their workplace. Cat A spaces are empty, making it easy to sell to occupants who want to create their own space.


Cat A fit outs include:

  • Lighting
  • Air conditioning
  • Toilets
  • Raised access flooring
  • Suspended ceilings
  • Basic fire detection systems

What is Cat B Fit Out?

Cat B is the finished work of art, ideal for clients who want a space tailored to their people and their own requirements. Cat B projects involve close collaboration between the fit out partner and the company to identify and understand the company culture and future plans to create a completely finished end project tailored to suit the client. Cat B fit outs should embody the brand's ethos and personality, and create a space tailored to suit employees that will help attract and retain talent.


Cat B fit outs normally include:

  • Fully-fitted kitchens and non-communal office amenities
  • Partitioning; including meeting rooms, offices and breakout spaces
  • Workstations and furniture
  • Re-routing air conditioning and power points
  • IT installation and infrastructure
  • Design and brand detailing


It is worth bearing in mind that the standards of Cat B fit outs can be vastly different. While we regard Cat B as a full design of space with future and workplace interactions taken into account, some landlords provide ‘Cat B’ spaces that are just room partitions, tea points, or even carpets, so it is worth checking this before you proceed with your fit out.

What about Cat A+?

Cat A+ is the midpoint between a Cat A fit out and a Cat B fit out. Cat A+ is essentially a plug-and-play office set-up provided by the landlord before they even know who the tenant is. They don’t fit out the whole office, but all the prospective tenant should really need to move in is their staff, IT equipment and coffee machine. Some Cat A+ fit outs might include furniture, but this may only consist of a few desks or workstations, so the tenant may have to supply more furniture themselves when they move in. 


While Cat B fit outs are heavily tailored to the tenant’s culture, brand and working style, Cat A Plus fit outs are provided by the landlord, meaning they are often a stylish blank canvas that can work for a broad range of tenants, regardless of industry.
